PROJECT MANAGER

Position Overview


Twisted Land Company (TLC) is seeking an experienced Project Manager to oversee right-of-way operations for projects. The Project Manager is responsible for the on-site management and execution of right-of-way projects, ensuring all activities are completed on schedule, within budget, and in accordance with client and company standards.

This role requires in-depth knowledge of title, acquisition, survey coordination, permitting, condemnation, and construction support. The Project Manager leads project teams, coordinates with senior leadership, and serves as the central point of communication between agents, clients, and internal stakeholders.

Key Responsibilities

  • Direct and manage project development from initiation through completion, ensuring goals, budgets, and timelines are met.
  • Define project scope, objectives, and deliverables that align with business goals and client expectations.
  • Develop comprehensive project plans, milestone schedules, and progress reports.
  • Estimate and coordinate the allocation of personnel, resources, and equipment to achieve project objectives.
  • Collaborate with other TLC department leaders to secure staffing and specialized resources as needed.
  • Assess personnel needs throughout the project cycle and request additional staff or consultants as required.
  • Set clear performance expectations for team members and communicate project priorities to all stakeholders.
  • Serve as the main liaison with clients, landowners, and project stakeholders, maintaining transparent communication throughout all project phases.
  • Delegate responsibilities and oversee team task management, ensuring timely and high-quality performance.
  • Identify, document, and resolve project issues or conflicts early through collaboration with HR and senior leadership.
  • Mentor, motivate, and evaluate team members to foster professional growth and accountability.
  • Manage project timelines and milestones using project management tools (e.g., Gantt charts).
  • Track progress, identify critical paths, and proactively mitigate potential delays or scope changes.
  • Generate and deliver progress reports, documentation, proposals, and presentations to internal and external stakeholders.
  • Conduct regular quality control reviews to ensure compliance with TLC and client standards.
  • Manage project budgets, financial forecasting, and cost tracking to ensure alignment with fiscal objectives.
  • Conduct post-project evaluations, document lessons learned and recommend process improvements.
  • Assist in developing and refining TLC’s project management best practices and tools.

Accountability

The Project Manager is responsible for the leadership, execution, and delivery of assigned projects in full compliance with TLC standards, client requirements, and governing regulations. This includes resource management, quality control, and ensuring all deliverables are completed on time and within budget.

Qualifications & Skills

  • 1–3+ years of Project Management experience required.
  • 3–5+ years of Right-of-Way experience in acquisition, title, or land services.
  • Strong leadership, organizational, and team coordination skills.
  • Proficiency in developing and managing schedules, budgets, and resource plans.
  • Exceptional communication and interpersonal skills for managing clients, teams, and external stakeholders.
  • Ability to work both independently and collaboratively in a fast-paced environment.
  • Strong analytical, problem-solving, and conflict resolution skills.
  • Adaptability to changing project demands, deadlines, and conditions.
  • Excellent written and verbal communication skills, including the ability to prepare reports and presentations.
  • Familiarity with Microsoft Office Suite (Word, Excel, Outlook), Google Earth, and other mapping or project-tracking software.
  • Experience mentoring staff and evaluating performance metrics.
  • PMP certification preferred but not required.

Education

  • Bachelor’s degree in Business, Project Management, Energy Land Management, or related field; or
  • Equivalent combination of education and experience, and/or PMP certification with proven project experience with references to said projects

Work Environment & Physical Requirements

  • This role requires on-site or remote project management depending on project requirements.
  • Regular activities include sitting, communicating, and using computers and project management tools.
  • Occasional standing, walking, or lifting up to 25 pounds may be required.
  • Must have visual acuity sufficient for reviewing reports, maps, and technical documentation.
